Whether you want to like it or not, video marketing in real estate is here to stay. I’m going to show you why and how you should embrace video marketing into your real estate business.
Communication is essential in marketing. One of the reasons video marketing in real estate works so effectively is because video allows you to do what other forms of marketing do not.
60% of all communication is based on your tone.
30% of communication is based on your body language.
10% of communication is based on the actual content.
There is no other form of marketing that allows you to communicate more effectively than video. Video allows you to:
- Get noticed!
- Build Rapport!
- Introduction to building a relationship!
This is the key to using video marketing online!
Fact!
People do business with people they like. As more and more consumers search for Realtors online, video is an additional way to connect with potential clients. Generally speaking, most people decide if they like someone within seconds of meeting them. You want to use video to showcase your personality, stand out, and then connect with potential clients! There is no better way to create a connection online.
Think about all the videos you see up daily on Facebook, online, and other social media sites. If it didn’t work, no one would be doing it. I’m shocked there are not more agents jumping on the video bandwagon, but that’s your opportunity! Here are 3 Ways To Use Video For Real Estate Marketing:
#1: About Video
The first video I believe every agent should have online is their “About” video. An about video is like a video biography. Instead of writing a long drawn out biography about how many awards you won or how long you have been in the business, an “About” video allows you to showcase how you can relate to others. It allows people to see if you look like the right fit for them.
People are either going to be drawn to you or not. It’s sort of like dating. You have 10-15 seconds to make a first impression and people’s minds are made up. Don’t expect to appeal to everyone because you won’t.
This video should be posted in the following places:
- All Online profiles where applicable (Zillow, Trulia, Realtor,com, Homes.com)
- Your You Tube Page as your featured video
- Your Linked In Account
- Any other social media platforms you are using (new)

#2 : Property Videos
When consumers are looking online at real estate do you think they want to see a video in addition to the property pictures? I believe that every agent should have a property video featured in addition to high quality pictures. The pictures show off the house and the video shows off the floor plan. In addition, the video says a lot about how you market your properties. As a listing agent, you should be doing everything you can to showcase your listings. Property videos are another avenue to do that and make a wise impression on a seller.
Here is another example of a property video. Don’t forget that each of these videos serve to drive traffic to your website in addition to being great content to share with your database.

Case Study:
The video below is based on a true story and one of my most popular videos on my You Tube Channel. I had no idea that it would be so successful. Here’s the story:
This was a rental unit we made $700 on before our split. The video cost me $200 alone so do the math. I have a standard level of service I perform for each client. I don’t believe in providing a lower level of service just because I will not make as much money. That video ended up being one of my best friends and it was well worth it!
The business I received from it has paid its dividends. It has over 6,000 views as of the time of this writing and I still receive calls from it. The term “Lofts For Rent In Chicago” was the keyword that got it ranked. Some videos get tons of views and others not so much, but this one was winner that will continue to spit out business to me.
This video made me well over $25,000 just last year. The very first couple who called from it was inquiring about loft living in the city. I ended up selling them a $400,000 condo and also listed their single family in the suburbs for $290,000. That was just one client, I have many more. The video got them to call me since I was the “loft” expert, haha! Video makes you an authority. Authorities get business without having to prospect.
Point of the story is that you never know where your next client is going to come from. Go all out on marketing every listing regardless of what you will make because every listing should be viewed as a future paycheck in addition to creating leverage for additional business. #3: Content Videos
We are living in a content marketing world online. Do you want to know how to market your business online?
The way you ultimately reach consumers online is by becoming the Google of real estate. Pretend that you are a teacher and real estate is your subject. Content marketing is all about creating compelling content that consumers are searching for online. In doing so, you are using that content to build trust, drive traffic back to your website, and educate an online audience. It’s the first step towards building an online relationship.
You want to think about what questions people have about buying, selling, neighborhoods in your area, or other real estate related topics. Create some content around that and get it recorded.

The main thing to remember is that the content you create is your marketing piece.You can use the same content to post on your social media platforms and email out to your database.
Authority Building
Video is so effective because it allows you to be an authority. Anytime anyone is on video they appear to be an expert. Think about the last time you saw someone on video.

There’s something about video that accomplishes this. For the next video you do just follow this simple checklist to get the most out of it.
- Post on You Tube
- Optimize for search on You Tube (this is a whole other training)
- Share on all social media sites
- Embed video on your website where appropriate
- Email video to your database
